Property Maintenance How-To Videos

This page is designed to help our tenants handle simple property maintenance issues that occur as a result of normal use of the property. We call these minor interior maintenance and they are the responsibility of the tenant.

Changing the AC air filter

Air filters should be changed at least once every 45 days during the season of operation. Filters can be bought for less than $5 and will save a lot of money on your electric bill overtime. 

Unjam your garbage disposal

When your disposal is turning on but not moving, here are the first steps you should take. 

Main water shut-off valve

If you experience a leak, the first thing you need to do is to shut off the Main Water valve. 

Rodent Prevention

Keeping the property clean and sealed while actively deterring the presence of rodents is an essential responsibility of all tenants. 

Winterize Outside Water Faucets

Prior to winter all outdoor faucets need to be winterized to prevent cracks and future leaks, which could cause damage to the home. 

Outside AC Maintenance

Prior to AC season you should inspect/replace filters, and clean around the outside AC unit. Remove debris that has built up during the fall and winter. 

Reset GFCI Outlet

When power is lost to an outlet, it could mean that it is on the same circuit as a GFCI outlet.  These outlets are located in bathrooms, kitchens and the garage. They have a RESET and TEST button. This video shows how to reset the outlet so that your other outlets may function properly.
